A considered build starts before an estimate

Plan Local SEO Services Around Your Custom-Home Projects and How Buyers Choose Your Business

Search Geek Solutions helps custom home builders compete for serious project conversations, not just views of beautiful homes. Our local SEO services apply SEO as Science and proprietary methods to connect real project examples with building services, Google Maps strategy and efforts toward visibility in Google AI Overviews and ChatGPT. Google Ads management can support the same priorities, helping prospective owners understand your approach, service area and the site questions to discuss before meeting.

Show What Your Team Needs to Discuss a New Home

  1. Site status and project intentions
  2. Design readiness and responsibilities
  3. A conversation about build fit
Example of a customer's first questions, not a real project or a promised result. Your team assesses and does the trade work.

Help Prospects Understand When to Contact Your Building Team

Someone comparing builders may not yet have land or plans. We help your website explain the kinds of homes you build and how customers work with your team, using project examples you can share. The page should not suggest that land acquisition, architectural services or financing comes with the build unless you actually provide it.

A customer who already has a site and plans needs to know what your team will review. Explain who handles any remaining design work and what information starts the discussion. Do not give a fixed cost or schedule without the applicable figures and conditions from your business.

Use the Portfolio to Explain the Work, Not Just the Finish

A project image is more useful with a truthful account of the builder's contribution. Identify the work your team delivered and distinguish collaborators' roles where relevant. A finished-home gallery is not proof that every design service or specialist credential is in-house.

Your content strategy is a plan for the service pages and project explanations that help customers compare your building work. Copywriting makes those details clear; content marketing can answer questions people have before they choose a builder. We use your confirmed services and examples, not unsupported luxury rankings, awards or investment promises.

Keep New-Home Research Separate from Renovation Requests

A prospective customer may compare new custom homes, additions and remodeling. We help your website explain which projects your business accepts. A landing page, the first page a visitor reaches, should make that distinction clear before asking for a project inquiry.

Local search and Google Maps information should reflect the areas you serve and the premises you actually use. We review the user experience as well: can a prospective customer find relevant homes, understand your role and contact your team? Your business still decides whether the site, plans and expectations fit the work you take on.

Give AI Discovery Real Building Experience to Reference

Which builder fits my site and plans, and who handles the design?

Illustrative AI discovery journey, not an actual recommendation or guaranteed inclusion.

Information about the homes you build, who handles design and what starts the project discussion gives search and AI systems a clearer account of your business. It must not imply land sourcing, financing or architecture you do not provide. The SOL Diamonds example below is from a jewelry business, not a result for custom home builders. It shows an observed AI referral channel, not a forecast for your business.

An example from a jewelry business: SOL Diamonds

For SOL Diamonds, 36.4% of tracked website actions came from visits linked to ChatGPT in August 2026. These included form events and phone clicks, not confirmed sales.

We help make your business information and service explanations clear for customers using traditional search or AI search engines, tools that can answer questions using information from websites. Accurate services, useful answers and facts people can check support that work. They do not guarantee that an AI answer will include your business.

What this number means

The percentage compares actions from visits linked to chatgpt.com with all tracked website actions in the report. It is a share of actions, not an increase. The sample is small: one client and one month.

One person may click or submit a form more than once. These actions do not count separate customers, completed calls, sales or revenue. Calls from the Google business listing are outside this total. The recorded source does not prove what caused the result.

Know What Changed and What to Do Next

Separate early builder research from enquiries with a defined site or plans. Use the team's project-readiness feedback alongside website activity; a contact event is not a signed building contract or realized return on investment.

The business connection

Keep Build Value Separate from Business Profit

Agreed home construction

Booked Work
An agreed job is not yet a customer payment.
Revenue and Collections
Record earned job revenue; track collected payments separately.
Costs to Account For
Materials · labor · subcontractors · project costs; overhead and marketing.
Profit Is What Remains
Revenue less delivery costs, overhead and marketing; account for tax as applicable.

Marketing ROI needs attributable return and a defined marketing cost basis. More calls alone do not establish it.

Illustrative business relationship, not a revenue forecast, margin estimate or achieved result.

The earlier inquiry counts were small. A large percentage increase does not mean a large number of separate customers.

Keep the numbers separate

Site visits, inquiries from unpaid search and calls from the Google listing measure different things. Adding them would not give a count of separate customers.

Use the report to choose the next step

Ask which inquiries fit the work you want before choosing a page to improve. This is an example question, not a record of advice given to this client.

Your report should help you understand what happened and what needs attention. Here is what the reporting work includes.

Your Numbers in One Place

Your Data Studio dashboard is an online report of the measures agreed for your plan. Google Search Console can show search impressions and clicks; Google Analytics can show website visits and recorded actions. We explain what the available data measures and what it cannot tell us. These tools do not by themselves show which inquiries became jobs.

An Explanation of What Changed

Your SEO Insights explain changes in plain language. Your office helps fill in what a report cannot tell us: which calls were useful and which became jobs.

What to Work on Next

Your Monthly SEO Recommendations set out what to improve next and why. The work stays within the plan you have agreed to.

A website action is not a booked job. Your call and customer records help show which requests fit. We keep Google Business Profile activity, unpaid search visits and ad visits separate. Return on investment compares the business return attributable to the work with its cost. That needs verified returns, costs and a defined period; more visits or recorded forms alone do not establish it.

Compare the Plans and What They Include

Local-Town SEO Starts At

$800/month

For a local town with no competition. The area and competition determine which plan fits; this is not a price for every business.

What Each Plan Adds

Final plan inclusions must be agreed in writing. The base plan includes four planned articles each month, improvements to key pages and basic work to help local customers find you. It also includes checks on the information that helps people trust your business and tracking of results. Articles are researched and reviewed before publication. We do not add needless pages to meet a count.

Low–mid adds outreach to relevant websites to seek links to your site, plus several posts each week on your Google Business Profile, your business listing on Google. Mid ($1,800/month) and High also include work on how often people click after seeing your search listing. Those plans include a Knowledge Sheet, a record of key business facts, updated every six months. They add work to explain your services and support your business information with evidence.

The $800 plan does not include several Google business listing posts each week. Local SEO has a six-month minimum. Setup, broader markets, extra profiles and work outside the plan are separate. Read the full pricing terms.

A Good Fit

You know which jobs you want and where your crews work. Someone can answer calls, share project details you have permission to use and tell us which requests fit.

Fix What Gets in the Way First

A broken form or an unanswered phone can lose a good request. Unclear service areas or missing access to your Google listing can also hold up the work. Being found more often does not solve those problems by itself.

Questions About Custom Home Building Marketing

Should the website list a cost per square foot?

Only with a current source and clear conditions from your business. If that evidence is unavailable, explain the scope and site information needed for a project discussion instead of inventing a price.

How should we describe homes designed by another firm?

Credit the responsibilities accurately and use approved project assets. Explain the construction work delivered without implying that the builder supplied architectural services or owns another firm's credentials.

Talk About the Home-Building Projects You Want to Attract

Bring examples of the homes you build, the services you provide and the questions your team asks about land and plans. We can discuss how your website and local-search information should help prospective customers understand your work before they contact you.

Agree on Who Does What

Before work starts, agree which website changes SGS will make and which need your team or web developer. You confirm your services, coverage and the project details we can use. Our SEO services connect that information with the pages and local-search work in your agreed plan.
